HERS Index
The HERS (Home Energy Rating System) Index is a nationally recognized scoring system that evaluates the energy efficiency of a home. Similar to a miles-per-gallon (MPG) rating for cars, the HERS Index measures how efficiently a home uses energy.
How is a home’s HERS Index Measured?
The HERS Index is measured by a certified Home Energy Rater who performs an energy audit and scores homes with a relative performance score from 1 to 150+. A lower score indicates higher energy efficiency.
- 0: A Net Zero Energy Home (generates as much energy as it uses on-site)
- 100: Represents the energy efficiency of a standard new home built to the 2006 International Energy Conservation Code (IECC)
- Older, less efficient homes often score above 130
What is Included in a HERS Energy Rating?
To evaluate a home’s HERS Index, the following items are evaluated:
- All exterior walls (both above and below grade)
- Floors over unconditioned spaces (like garages or cellars)
- Ceilings and roofs
- Attics, foundations and crawlspaces
- Windows and doors, vents and ductwork
- HVAC systems, water heating system and thermostat

How does a builder know the HVAC contractor has completed a correct installation

- Task 1: Verify that the HVAC system’s design aligns with the dwelling’s attributes and envelope specifications.
- Task 2: Confirm the duct system is properly sealed to prevent conditioned air from leaking into unconditioned spaces. This ensures the maximum amount of air is being delivered to the correct areas.
- Task 3: Ensure the correct amount of airflow across the coil to provide the most efficient water removal (latent) and material heat (sensible).
- Task 4: Optimize the energy consumption of the blower fan relative to the airflow it delivers.
- Task 5: Conduct a non-invasive assessment of the refrigerant charge to ensure optimal system performance.
